Water Heaters

A water heater sized for the house you actually have

Repair, replacement and new installation, residential tanks through commercial banks, piped and vented the way the code and the building actually need.

Chapter 01

Sizing for the house you actually have, not the one on the box

The number stamped on a water heater box assumes an average household, and most households aren't average. Two teenagers running back-to-back showers, a soaking tub that outsizes the standard unit, a second bathroom added after the original tank went in. We size off your fixtures and your family, not off the sticker.

That's true on a straight replacement too. A tank that's failed after twelve years often gets replaced with the same size out of habit, when the house has changed since it was installed. We'll tell you if bumping up a size, or moving to a tankless unit for the right application, actually makes sense for what you're running now.

Expansion tanks, pans and the code items that fail an inspection

A closed plumbing system needs an expansion tank to absorb the pressure a heated tank creates, and we see plenty of older installs in Porter and Kingwood that never had one added when the code changed. We install it as part of the job, piped correctly, not left off to save an hour.

A drain pan under the unit, a properly sized temperature and pressure relief line routed to the outside, and correct venting are the items an inspector actually checks and the items that get skipped when a job's rushed. We don't skip them. It's the difference between a water heater that passes inspection the first time and one that gets red-tagged.

Chapter 03

Commercial banks: sequencing, recirculation and why they fail early

A commercial building running a bank of water heaters has a different failure pattern than a single residential tank. If the units aren't sequenced right, one or two carry the whole demand while the rest sit idle, and the workhorses fail years before they should. We size and pipe the bank so the load's shared evenly across every unit.

Recirculation is the other piece that gets missed. A building without a working recirc line means tenants on the far end of the run wait for hot water every time, and the pump and check valve that make recirc work need real maintenance, not a set-and-forget install. We've serviced these in hospitals, offices and retail buildings around Houston, and the ones that last are the ones that get checked.

The repair-or-replace call

A tank leaking from the bottom is done, no repair changes that. A bad thermostat, a failed heating element, or a tripped pressure relief valve on an otherwise sound tank is usually a same-visit fix. We'll tell you straight which one you're looking at before we start, because a repair on a tank that's already rusting through the shell is money spent twice.
